Flake Flooring
This is a multi-color flake floor with a polyaspartic topcoat that’s designed to handle regular vehicle traffic. It looks awesome, is easy to clean, and prevents degradation of the concrete. In a garage setting you should expect 15-20 years of good service with regular cleaning (4-5 times per year). It has excellent staining and abrasion/scratch resistance due to the polyaspartic material, which is much more durable than standard epoxy. It stands up to all automotive fluids, pet urine, soft drinks, etc. The floor has texture for slip resistance – important in a garage where it can get wet. Now used widely for garages, it can also be used for basements, commercial bathrooms/break rooms, light-to-medium manufacturing, retail settings, vet clinics/hospitals, airplane hangars.

How long until you can walk on garage floor after it’s coated?
Cure time is 24 hours for foot traffic, 48 hours for driving.
Are the control joints completely filled, or are they just caulked and left visible?
We caulk the control joints with a urethane sealant – 50-60% full. The urethane sealant has some flex to it in the event of slight concrete movement. Filling them completely requires are rigid material, and we’ve learned through experience it doesn’t work well in a garage setting – even slight movement can cause breaks in the rigid joint filler.
Is there a moisture/vapor test before installation?
We can do a moisture test prior to installation. Its very rare to see high moisture with a residential garage slab – the few times we’ve seen it have been situations where the garage is built into a hillside with poor drainage or the home is in a low lying area near a creek or reservoir. A full ASTM F2170 moisture test would cost approx. $600. Denver Floor Coatings has a hand held moisture meter we can use to get a quick and reasonably good indicator on moisture.

For the base layer, Denver Floor Coatings has experience using all three of the most commonly used materials – epoxy, polyurea and polyaspartic. While there are subtle differences between the three materials, we’ve found that all of them work well if the diamond grinding prep is done well. If diamond grinding is not done well, none of them work well and the floor peels up. In other words, proper floor prep along with use of the polyaspartic topcoat are the most important factors in getting a good garage floor.

How to clean epoxy coated garage floors?
Denver Floor Coatings recommends regular cleaning to keep the floor looking good. Mopping with an ammonia/water solution or a standard household cleanng agent a few times a year, especially after a long winter, is the best way to maintain the floor. For tough-to-remove marks/stains (like where car tires go in and out every day), we recommend using a sitff nylon bristle brush when needed. The floor can be power washed, but if its real dirty power washing alone won’t get the floor clean – a good mop job may be required after power washing.
What's the difference between epoxy, polyurea, and polyaspartic?
Epoxy, polyurea, and polyaspartic are all resinous materials used for coating concrete floors. Polyurea and polyaspartic are closely related chemistry-wise, while epoxy is a different “species” if you will. They all bond acceptably to concrete with proper prep – however, there are some functional differences:
Epoxy: It’s been around a long time, but doesn’t have the staining and abrasion resistance of polyurea or polyaspartic. Depending on the manufacturer, its often the least expensive of the three materials. Also, it needs warmer temps in order to be applied and takes overnight to cure. Its not recommended as a finish coat for floors with vehicle traffic – ie, garages.
Polyurea: Similar to polyaspartic, except its UV resistance is much less. Its a less expensive alternative to polyaspartic.
Polyaspartic: Its generally the most expensive of the three materials, but has the best staining, abrasion, and UV resistance for better long term performance. Also, it cures faster than epoxy, which allows for faster installation times. At Denver Floor Coatings, we almost always use polyaspartic for the final finish coat for both residential and commercial projects.
